Basically just a how to be a landlord book. Leaves out the nightmares of it. Nonpayments, evictions, damages, those who skip out. Rent moratoriums, etc just to clear a few hundred bucks a month. You’re better off buying real estate and flipping it or selling on contract where the buyer is responsible for upkeep, taxes, etc.

I know this is a book I’ll continue to go back to for guidance for years to come. I wholeheartedly recommend this book to everyone whether you’re in real estate or not!Throughout this book, Crabtree describes many broad topics that I have heard about over the years, like flipping houses, development, cash flows, appreciation, equity, and many more, and breaks them down for anyone to understand. I feel like I have a great understanding to the importance of a consistent inflow of cash, and how I can actually get to a place of investing even if I don’t have a bunch of cash on hand at the moment. I’m a lower-middle class citizen, never thinking I could actually invest and make real money, but I now know that this isn’t true and now I know the strategy to be able to do so.Probably the most shocking part of the book is when he describes how to file taxes as someone in real estate. My dad was a real estate investor his entire career, and he couldn’t believe that this is actually true! These few chapters alone are worth cracking this book open. I still can’t believe it.Crabtree’s story of success is incredibly admirable, and it’s clear he truly wants to inform and empower the reader to be able to reach financial success as well. The resources he provides in this book and on his website are extraordinary (and super cheap compared to others places I’ve checked out). He’s not a distant author, but one who is here to help everyone he can while providing his wisdom in experience over the years.

The book advertises that it comes with a free audiobook version and includes a link to access it. This is printed inside the book and mentioned on the back cover. The printed link takes me to a spammy looking page with no audiobook. I entered my email address and got no audiobook, was redirected to a page advertising about his other groups and sessions I can pay to join. I really wanted the audiobook version. False advertising. Please prove me wrong.
Good book. Am happy I bought it. Will have to read other books to verify his teachings. Not an exact how-to, but didn’t expect it to be like everyone wants. The book started off easy and kinda brushed up on some things I already knew then got a little more advanced as it progressed. I am very new to the ideas he mentioned in this book and will certainly need to do some more research. One thing I hate about the book is that the quality of the book really isn’t that great. Every chapter or so, I had a page that would fall out from the adhesive binding which annoyed the crap out of me!

I honestly haven’t read the entire book yet. I’m simply annoyed about the false advertising. How am I supposed to believe what you write about, when the first page of the book indicates that the book comes with a free audiobook yet the link for the audiobook DOES NOT WORK! I mean, come on. That already created a distrust. Now I don’t know if I want to proceed to read the book or purchase something else.Addendum 10/11/2020. I commented on the authors YouTube page regarding my disappointment about the LACK of audiobook. He promptly emailed me and I was able to get a link to the audiobook. So far it’s very informative.
As a newbie in the RE investing world I have read countless books that aim to do the same as Hayden’s does, and can say that this has been one of if not the best of them all. No extra fluff, just the facts, ideas, and strategies you need to know to get started in the wildly lucrative world. Great read for anyone considering entering the real estate world.
What a book. I have never read a book which made the financial world look like a children’s tale. Everything so clearly explained in simple terms. The pages kept turning. There was no stopping as I learned so much from every single page. I am sure to carry this book all the time with me. It helps to remember some of the terms and idioms in the financial work in the most simplest of manner. This book is my investment of the year. 🙂
The book really gives a very comprehensive understanding to one who is embarking on the journey towards real-estate investment. The author did a great job breaking down what you need to know and the methodology of finding the right property.
Easy read, great for those thinking about starting in Real Estate Investments. Well developed sections on various types of RE investment strategies and understanding the language of RE investments. Examples and summaries included in each section.Would recommend. I’m not a fan of long read – this book is short, concise and full of informative tips and tricks. Not a time waster at all.
